WHY INVEST IN MEDELLIN
There are many reasons to
buy, rent, and invest in a property in the extremely
beautiful city of Medellin, Colombia
Opportunity
Medellin is a
rising city and its progress is revealed by the large
quantity of ongoing construction and new projects all
over the city. This phenomenon will make the prices of
the real estate very affordable now and will turn into a
great investment within a few years with yearly
appreciations from 35% to 65%.
Once you
decide to invest and buy real estate in Medellin, you
can let a professional and experienced firm, like AIG,
manage your property. The number of foreign and local
visitors looking for accommodations in this amazing town
is increasing rapidly and constantly, meaning that if
you can only visit your property in Medellin 3 or 4
times per year, you can always rent it the remaining
months, so not only will you be not only making money on
a high yearly appreciation of your property but also
with monthly rental income.
AIG will help
you and guide you step by step with any process you may
need, from helping you choose a property to
buy/rent/invest to furnishing and/or renting your
property.
Safety
Current
Colombian President, Alvaro Uribe, has done an
outstanding job since he took office in 2002, especially
when it comes to security and safety for all inhabitants
and foreign visitors, particularly in the city of
Medellin, where local government and authorities have
been very involved with society’s progress, led by then
Mayor, Sergio Fajardo, and have helped the city rise by
encouraging and promoting city programs and campaigns
that have led to changing guns and violence for books
and education, leaving the city’s bad reputation of a
decade ago in nothing but a mere bad dream, thus making
this city a very safe place for Colombians and all
people all over the world.
Its People
– One of a Kind…
Just one of
the many things that foreigners love about this place is
the warmth of all its inhabitants. They will make you
feel right at home, unlike most places in Colombia and
many other places around the globe. Paisas, people from
Medellin, are extremely kind and helpful, without
discrimination of race, religion or any other aspect,
not to mention the world wide known beauty (in and out)
of its women!
Price and
Currency
The price of
a property built with high quality materials in the best
areas of Medellin is very inexpensive compared to the
price of a similar property in the United States or
Europe, where the average price per square foot for new
construction in Miami is as high as $400 USD to $600 USD
per square foot. The price for new, top end
construction in the best area of Medellin is $130 USD
per square foot.
On the other
hand, European currency is much stronger than the
Colombian peso, and even though the price of the dollar
has dropped, it is still much stronger than the peso;
these factors combined with the low local prices make
Medellin a great place to invest!
Weather
Medellin is
known as “The City of Eternal Spring” or “La Ciudad de
la Eterna Primavera” because of its wonderful year-round
average climate of 75ºF (24ºC) that will allow you to
enjoy the activities of the city at all times of the
day, making this city the perfect spot to visit, live in
or even work.
Transportation
Medellin
offers a large variety of very economical and safe
options for any person with or without a private
vehicle.
Taxis: The
taxi fare compared to the United States or Europe is
extremely low. The minimum fare is only 3,200 Colombian
pesos (approximately $1.75 USD), and you could go from
one end of city to the other for about 30,000 Colombian
pesos (approximately $16 USD).
Buses and
Microbuses: Medellin is by far Colombia’s most organized
city and traffic is not an issue, so even the slowest
mode of transportation will get you rapidly to your
destiny. Buses and microbuses are a very effective and
economic way to reach your destiny. They cover the whole
city and even neighbor towns. The fares go from 1,200
Colombian pesos (approximately $0.65 USD) to 1,700
Colombian pesos (approximately $1 USD).
Metro:
Medellin is proudly the first and only city in Colombia
to use this type of transportation. It covers most parts
of the city. A one way ticket costs 1,300 Colombian
pesos (approximately 0.7 USD), and more economical
packages of 5, 10 and 20 tickets are also
available.
Cable car:
There are parts of the city that are not easy to access
by car or a large bus, so you can transfer from the
metro station to the cable car for no extra cost. This
cable car is only available for certain areas of
Medellin.
Walking: Many
of our properties are located in the best area of
Medellin, El poblado, but regardless of the location
where you decide to visit/acquire a property in
Medellin, you will notice that restaurants, malls,
stores, nightclubs, are often located within walking
distance.
Activities
Medellin has
a natural beauty and as Colombia’s second largest city,
is nestled in the valley of breath taking mountains and
country side, but also offers the “big city” activities
and a large variety of cultural, educational, and
recreational activities such as:
Museums,
concert halls, historic churches, spectacular golf
courses, horse back riding, parasailing, Botanic
Gardens, Zoo, the most beautiful shopping malls in
Colombia, and traditional festivals such as the Feria de
Las Flores (festival of flowers) which attracts visitors
from around the world, Feria Taurina de La Macarena
(Bull Fighting), and the Los Alumbrados (Festival of the
Lights), a spectacular display of lights during the
holiday season.
Medellin has
a lot more to offer. The night life in Medellin is
something foreigners can enjoy since there are many Bars
in Medellin, especially in “Zona Rosa” in Parque Lleras,
where most of the restaurants offer typical food, not to
mention the exquisite International Dishes before going
to a Disco or night
club.
